These have involved a wide range of properties from high quality properties like Phase 3, Billington Road, Burnley let to Viktor Achter Ltd. and sold for £1,200,000 to a small ground floor flat in Harrow sold as part of an L.P.A. Receivership Appointment.
At Dalton House Investments we undertake valuations for all purposes from individual properties to larger portfolio valuations.
One aspect our valuation reports has developed with the use of a digital camera and a very powerful pc. Particularly for potential acquisition work the clients are now sent in addition to the report a CD Rom with 30 - 40 photographs of each property that can be viewed as a slide show. This gives them the opportunity to view a property possibly several hundred miles away as though they were making an inspection. Each photograph can be paused and magnified for a more detailed view.
An aspect of the work I particularly enjoy has been the rent reviews / lease renewals on behalf of both landlords and tenants. These have involved properties throughout the country and although they require a lot of effort the result is usually rewarding.
More unusual cases in the past have included a 36 lane Bowling Alley in Blackpool and an Amusement Arcade in Southport. These are the really interesting jobs where from detailed research you can learn a lot.
I have always been involved with property management work.

Alternatively a management service is also offered if required by clients on a trouble shooting basis.
In the mid 1990's and now again in the last three years I am heavily involved with bank insolvency work which generates a considerable amount of associated property management with numerous L.P.A. Receivership Appointments.
More conventional management work continues but it can still have its moments.
I have always seemed to attract the unusual or difficult jobs that no-one else fancied. The valuation of a huge funeral parlour in Birkenhead springs to mind which I dealt with after it had been passed around by several firms. It was pretty straight forward apart from the enbalming area!.
More by accident than design I have always attracted inventory preparation work for Bills of Sale or other purposes.
